Terrena can accommodate all areas of open space, including complex SuDS schemes & highways (borne from our extensive experience in designing SuDS & highways), street lighting, both soft landscaping & hardscaping, biodiverse habitats including wildflower meadows & woodlands and protected species covered by UK and EU regulations. We like to encourage wildlife as part of our developments and are passionate about ways that we can improve the sites over a number of years so that flora and fauna can thrive.
We look to work with our developers throughout the process, from engagement to handover, to ascertain what it is you’re looking for your residents to get from the open space and how we can best facilitate your vision.

Our model is simple; we provide ethical, value-driven services focussed on creating places for people to live, work & play. We value the need to preserve and enhance the reputation of the developer by ensuring their development continues to look as though somebody cares about it. Terrena takes a different approach to most management companies in that we take ownership of public open spaces, therefore removing the duty of care from the developer whilst continuing to maintain their reputation.

How do Terrena operate?
A
We will work with you to gain an understanding of what your open space will entail and what the maintenance of those elements will require. After this we will give you an estimate of the Management Fee payable by the residents along with a proposed maintenance schedule. Once you are happy and we have been appointed, our legal team will liaise with your representatives regarding our standard Management Agreement.
We will be on hand to answer any queries and ensure everything happens smoothly and is running to schedule in preparation for the handover. When you’re ready to handover, we will meet to agree the specifics of relevant aspects and ensure that everything happens to plan and in a timely manner.

Do Terrena charge any costs to the developer?

When you’re ready to handover, we will meet with you to review all hardscaping and planting, etc. with you to ensure everything is as originally planned. We appreciate that sometimes things, for one reason or another, do not go to plan and remedial works may be needed. If this is the case with your development, we will look to work with you to find the most efficient way for any remedial works to take place so that we are in a position to take the management of the site off your hands. On occasion, it may be necessary to provide additional quotations to include additional ongoing maintenance works (chargeable to the residents in their Management Fee), or any additional legal expense incurred as a result of last-minute changes. Although this does not happen often.

Is there a set-up fee?

Here at Terrena we like to make things as simple as possible for our developers. To streamline the process, our legal team has developed a suite of legal documents that we can apply to each of our developments, which means we can keep our costs to you at a minimum.

How do I appoint Terrena for my development?
A
Once we have liaised with you regarding your upcoming development and provided you with a comprehensive quotation and breakdown of our services, all you need to do is confirm you wish to engage us for your development and we will instruct our legal team to send across our suite of legal documents to your representation. It is as simple as that!

Do Terrena adopt all aspects of open space?

Absolutely, we love SuDS! Terrena have significant expertise in complex SuDS schemes, borne from our extensive experience in the design of SuDS and also Highways.

How do Terrena bill residents?
A
We calculate our charges to residents based on the maintenance of the open space required on the development, the time it will take to carry out the work and how regularly we will need to visit the site. The annual figure is then divided by the number of properties on the development.
We bill our residents 6 monthly in arrears so they only pay for works that have been completed. This usually takes place in February and August.

What’s the typical schedule of maintenance?

Terrena tailor our maintenance plans according to the needs of each development, which is pre-agreed with you before our appointment.
Typically, we will visit the site fortnightly during the growing months to tend to tasks such as grass cutting, pruning, edging beds, borders and tree pits, moss removal, weeding & litter picking, etc. Additional maintenance will be carried out as required.

How do you calculate the charges for residents?
A
We calculate our charges to residents based on the scope of work on the open space on the development, the time it will take to carry out the work and how regularly we will need to visit the site. The annual figure is then divided by the number of properties on the development.

Who inspects maintenance conducted by Terrena?
A
Our team work very closely with our network of contractors and our in-house operations team visit sites to carry out inspections and check the work undertaken. Our contractors are also required to send us before/after photographs of their work undertaken and report any potential issues they find.
