How we do the things that we do

Terrena is an open space adoption company. We provide developers with a simple solution to the long-term management of open spaces.

We want to help you to maximise the benefits of the open space to your development and its community. To achieve this, we like to engage with the design team early in the design process. That way we can bring our expertise into the design process with a view to identifying cost savings for both the developer and the future residents. We are also able to offer advice on environmental improvements such as biodiversity and SuDs management which can assist in meeting planning obligations.

Getting Started

To provide you with an estimate all we need is a plan of the site showing the areas that require management. At this stage basic information such as proposed surfacing and the number of contributing properties will suffice, however, the more detail we have the more accurate we can make our estimate. 

If you are happy with our estimate and wish to proceed with Terrena we will provide your legal team with our standard agreements. Once appointed we can work with you towards adopting the site and related issues such as the discharging of relevant planning conditions and obligations.

Preparations & Design

The key to ensuring that the aftercare and maintenance of open space is efficient and effective is through good design.  At Terrena we like to engage early with the developer and design team to ensure that potential problems are designed out and cost savings are designed in. This approach can contribute to the positive legacy of your development.

Landscaping & Development

In the business of development, landscaping and environmental management there are many buzzwords based around wider environmental concerns. These include biodiversity, habitat management, Sustainable Drainage systems (SuDs), low carbon and carbon neutral.  These are all important things to consider and their incorporation into new developments looks set to increase.  Many of these can be incorporated simply into a development with good design.  Early engagement with Terrena will enable us to work with your design team to design out potential problems and build in improvements and cost savings both for you and future residents.  All to the benefit of the efficiency and effectiveness of the infrastructure and landscaping and their future maintenance.  This approach can also assist in meeting planning obligations.  Maintenance cost savings can then be reflected in the maintenance charge making your development more attractive to potential purchases and the ongoing quality management becomes a legacy of your development.

Aftercare

Terrena are committed to managing open spaces to a high standard along with providing environmental benefits where practicable such as low carbon management, ecological enhancement and biodiversity. Managing a site to maximise environmental benefits not only benefits the local community but can reflect well on your development company as a modern thinking, environmentally conscious and caring organisation.

Aftercare will be tailored to the specific limitations and opportunities that each site provides, however, as a guide our contractors will normally visit a site at two-week intervals to undertake routine maintenance.  In all cases we aim to deliver high quality open spaces that the local community can enjoy and benefit from.
